FHDC II TENANT SELECTION PLAN
Applications for the FHDC II units will be accepted only at specific times as advertised throughout the year. Applications will be available at set period of time by contacting the managing agent, Framingham Housing Authority and requesting an application.
Applicants are to return application to the Managing agent and applications will be time stamped and dated. The FHDC II will advertise annually for applicants or as units become available. Applicants will be placed on a waiting list and eligibility process will be done at time applicants nears top of the waiting list. Applicants must provide two personal references and appropriate landlord references. Upon tenant selection the applicant will be processed in the Experian credit system for eligibility and be subject to a CORI background check. It shall be Applicants responsibility to notify the FHDC II of any changes to application including address. Applicants must prove that they have the finances to afford the rental amount.
FHDC II Rents will be set according to the Housing and Urban Development (HUD) FMR at the time of rental – The Formula used shall be utilizing current HUD FAIR MARKET RENTS minus the applicable utility allowance. Please note based on HUD guidelines applicants cannot pay more than 40 % of their gross income for the final rent determination as stated in the HUD guidelines. If the current wait list does not produce a tenant and is exhausted the Housing Authority should refer to the Section 8 and Public Housing wait list to determine the next eligible applicant and re-advertise the available unit to attempt to create an updated wait list. The Housing Authority should follow current policies and procedures in determining tenant selection.
